Service:

The building department is committed to provide the highest quality service to all inspection and plan review customers in Wentzville while maintaining our goal to protect the health safety and welfare of the general public. Permit application forms may be obtained in the FORMS section of the City Government section of the website.

The Building Department provides the following services:

Codes:

The City of Wentzville has recently adopted new ICC code standards which will become effective on 3-28-07. The following codes have been adopted with amendments:

2006 International Building Code (IBC), 2006 International Residential Code (IRC), 2006 International Plumbing Code (IPC), 2006 International Mechanical Code (IMC), 2006 International Fuel Gas Code (IFGC), 2006 International Property Maintenance Code (IPMC), 2005 National Electrical Code. Amendments to these ordinances have been made and can be verified by contacting the building department or by consulting the municipal code located at the City Government section of this site.

Plan Review:

Commercial Plan Review requires the submission of a completed permit application, 2 sets of plans, approved site plan, structural calculations, and specifications. Special Inspections are required for projects as designated by the building code. Notification of Special Inspectors are required at the time of plan review. Current Plan Review Schedule: Initial review within 3-5 weeks. The City of Wentzville reserves the right to send projects to other plan review sources when necessary.

Residential Plan Review requires the submission of 2 sets of plans, 2 site/plot plans and a completed permit application. Plans are mastered and may be referred within the same subdivision as “same as” . Current Plan Review Schedule: new plans = 3 to 5 working days, same as construction = 2 to 3 working days.

Miscellaneous Permits:

In addition to permits required above, the City of Wentzville also requires permits for miscellaneous construction which includes decks, porches, pools, fences, sheds, detached structures, room additions, electrical, mechanical or plumbing alterations and change of occupancy. A completed application, plans and site/plot plan are required.

Fees:

Fees are calculated by the estimated cost of construction based on the BOCA code standard. The basic fee multiplier for Wentzville is .0039.

Miscellaneous permit fees will be charged a minimum of $35.00 for the first $9,000 worth of work for residential buildings and $50.00 for commercial buildings. Additional fees will be calculated based upon the estimated cost of construction multiplied by .0039.

Exception: Work of a minor nature such as the replacement of faucets or light fixtures is not required to be permitted in accordance with the adopted building code.

Occupancy Permit Fees: For all occupancy permits required to change the use, tenancy or occupancy of a structure, the following fee will be required:

Commercial Occupancy Permit:	$50.00
Residential Occupancy Permit:	$35.00

Commercial Plan Review Fee: All commercial projects to be reviewed within the City shall require a minimum plan review fee of $50.00. Projects forwarded to a third party for review will be charged according to Section 2 of this ordinance plus the additional fees from the contracted party. Commercial projects suspended, voided or canceled, prior to permit issuance shall be responsible for the minimum permit fee and or any related charges from a third party for plan review.

Extra Inspection Fee: Extra Inspection fees will be applied at a rate of $50.00 when a third reinspection is required. Additional inspection fees may also be applied to projects that have been scheduled for inspection but are not ready or are inaccessible for inspection.

The minimum permit fee charged for any building department permit shall be $35.00. Permit application forms may be obtained in the FORMS section of the City Government section of the website.
